Fieldstone Foundations: What Water Does to 100-Year-Old Stone Walls

Fieldstone foundations were laid with lime mortar a century ago and they breathe. Modern waterproofing that does not respect that can trap water inside the wall and do more harm than the leak.

Stone is nearly forever; the mortar between the stones is not. Here is how water works on old stone walls and what repairs actually suit them.

1

Stone walls wick water

Fieldstone and its lime mortar are porous. They absorb ground moisture and release it into the basement air. Some dampness in a fieldstone basement is the wall working as designed, not failing.

2

The mortar is the maintenance item

Lime mortar erodes over decades, opening paths for real water entry. Repointing with compatible lime mortar, not Portland cement, keeps the wall breathing while closing the paths.

3

Why Portland cement backfires

Hard cement parging over old stone traps moisture behind it. The trapped water freezes, pops the parging off, and takes stone faces with it. If your fieldstone was parged in cement and is now crumbling, that is why.

4

Interior drainage suits stone walls

A perimeter channel inside the basement collects water at the wall base without disturbing the historic wall itself. It is the least invasive effective fix for old stone.

5

Dehumidification is part of the system

Because stone walls always pass some moisture, a properly sized dehumidifier is not optional in a fieldstone basement; it is how you keep the air dry while the wall does its thing.

What to do tonight

Look at the mortar between the stones: sandy and receding means it wants repointing; hard gray cement coating that is cracking means a past repair is failing. Call (857) 754-6182 and describe the wall; stone foundations get a different plan than poured concrete.
